Home Ownership Questions

So you think you’re ready to jump into home ownership. That’s good. I’ll always encourage people to take a look in that direction. But before you do, ask yourself these 16 questions.
  1. Is my income steady? You’ll need at least a year of proof of income, but I recommend that you have had the same job for at least three years.
  2. Is my credit good?
  3. Do I have enough money for a down payment? At a minimum, you’ll need 5% of the home’s purchase price.
  4. Do I qualify for a loan?
  5. Will it cost more to buy or rent? In some areas of the country, it could cost more to rent.
  6. Do I need a real estate agent? In most cases, the answer is “yes.”
  7. What size house do I need?
  8. How close does my home need to be to my work?
  9. Do I need other amenities? For instance, a swimming pool, a tool shed, a dog house?
  10. What is the crime rate in that neighborhood?
  11. How are the schools?
  12. What is the median income in that neighborhood? By knowing the median income, you should be able to determine whether you can afford to live there.
  13. How much will property taxes be?
  14. What kind of insurance will I need and what will it cost?
  15. Is the title free and clean?
  16. Are there any liens on the property?
Ask the right questions and you’ll get the right answers. Don’t pass up an opportunity to buy the right property.

Another day another house for sale

Everyday there is a new house listed and maybe a house sold. The biggest trick in buying is finding what you want at the time you are ready to purchase. This can get tricky as the house you want may not always before sale.

My suggestion for first time buyers is to have a list of features you want and a list of what features you must have. This way you can start to search the correct way and find something that you will love. Without direction you will never find anything.

Also you need to note that if a house comes on the market or you find the perfect house you need to act quickly as you may not be the only person who loves this house. The worst feeling in the world is losing a house because you acted slowly.

Next post, I will try to stay more on target. I am going to have a top ten needs/wants for a first home

Enjoy...

Where was I?

Question... Where have I been lately? and why was I not here? Well that is a very good question. As I am sure you are aware, I have a small little life away from the computer that seems to keep me away from this but now I am back. Mostly just rambling now....

Anywho. Back to the topic at hand.. The 1st time home purchase.

First Thing is first. You need to see me and use me. Lets just clear something up here. Without my help, you will never enjoy your purchase as much as if you worked with me. But the only way to find out is to call....

But lets say you have now found me... which is a big deal. Now we move to the next step. And that I will save for a later post.

Oh the joys of buying a house

What are some of the joys of buying a house? Owning instead of renting? Knowing that you should not have to move in a year or two. Or is it just the joys of paying property taxes...

Maybe you are the person who says "everybody else owns so why not me?" Why not you is right... not only is it my business to help you and talk you out of this but if you should want to move forward... You will want to stay tuned and read more.....

Also, Please note. My high school, college, and any other teacher who "taut" me how to write and use correct english and grammar maybe not so happy with me... But what can you do. I am not perfect and don't try to be....

Tell the next post... things to do with your first tax bill......
